Playa del Carmen has grown substantially since its backpacker days but hasn’t fully lost its soul. The pedestrian 5th Avenue corridor (Quinta Avenida) still buzzes with independent life, and boutique hotels occupying converted town houses sit alongside international chains. The town is compact enough to walk end-to-end in 40 minutes, making neighbourhood choice less critical here than in larger cities - but there are meaningful differences between the zones.
Area Guide
Between 5th Avenue and the Beach (Calles 1–38): The heart of Playa for independent travellers. You’re within 5 minutes of the beach, within 1 minute of dozens of restaurants, and a 10-minute walk from the ferry pier to Cozumel. The downside is street-facing noise in some blocks - the best rooms in this area face interior courtyards or have double glazing.
North of Calle 38: The character of Playa shifts noticeably north of 38th Street. Fewer souvenir shops, more design hotels, better beachfront restaurants, and a quieter night scene. Hotel options here are mostly boutique and mid-range; the beach is wider and less crowded. This is the preferred area for couples and travellers who’ve done Playa before.
Playacar (south of the ferry pier): A gated residential development south of the town centre with several large all-inclusive resorts, private beach access, and manicured streets. Very quiet - you need a taxi or walk (15 minutes) to reach 5th Avenue. Best for families wanting resort facilities and beach access without the town’s noise.
Mamita’s Beach area (Calle 28–32): The social heart of Playa’s beach scene, with beach clubs, volleyball courts, and a concentration of restaurants. Good base if you want beach-club energy without committing to an all-inclusive resort.
Budget Hotels (approximately MXN 650–1,800 / USD 37–103 per night)
The Pawn Shop Hostel near 5th Avenue is one of the better-run hostels on the Riviera Maya - social rooftop, private rooms available, reliable security. From approximately MXN 400 dorm, MXN 1,100 private room as of 2026.
Hostel 3B (Beds, Bags & Breakfast) near Calle 6 is central and quiet despite its name - a good base for those wanting early starts on day trips to Tulum or Chichén Itzá. From approximately MXN 350 dorm, MXN 950 private room.
Hotel Mary Carmen between 5th Ave and the beach offers clean, no-frills rooms at honest prices - a family-run property with morning coffee included. From approximately MXN 1,100 per night as of 2026.
Hostal Las Iguanas is close to the ADO bus terminal at the north end of town - practical for those arriving late or leaving early on long-distance coaches. From approximately MXN 750 for a double room.
Mid-Range Hotels (approximately MXN 2,000–5,500 / USD 115–315 per night)
Hotel Lunata on 5th Avenue is a well-regarded boutique with 10 rooms in a colonial-style building - rooftop terrace, strong breakfast, and attentive service. The location is central without being in the noisiest block. From approximately MXN 2,800 per night as of 2026.
Thompson Playa del Carmen is the most design-forward mid-range hotel in town - rooftop pool with beach views, a strong restaurant and bar programme, and rooms with contemporary Mexican design. On 5th Avenue North. From approximately MXN 3,500 per night as of 2026.
Mahekal Beach Resort at Calle 38 Norte sits directly on a natural, quiet beach section - wooden beachfront cabañas and a swim-up pool. More resort-like than a traditional hotel, with breakfast included. From approximately MXN 4,200 per night as of 2026. Their beach is noticeably less crowded than the central beach clubs.
Hotel El Faro is a solid value mid-range pick just off 5th Avenue - a rooftop pool, clean rooms, and a genuinely helpful front desk. From approximately MXN 2,400 as of 2026.
Casa Hamaca Guesthouse in the quieter north section offers a very personal experience - 10 rooms, a small pool, and management that knows every good restaurant in town. From approximately MXN 2,200 as of 2026.
Luxury Hotels (approximately MXN 6,500–20,000+ / USD 370–1,140+ per night)
Grand Hyatt Playa del Carmen at Playacar is the most established large-scale luxury property on Playa’s beach - 314 rooms, three pools, multiple restaurants, and a private beach stretch managed with beach club intensity. From approximately MXN 7,000 per night as of 2026 (room only, not all-inclusive).
Paradisus Playa del Carmen La Perla (adults only) and La Esmeralda (family) are adjacent all-inclusive resorts in Playacar with an exceptional beach section and consistently strong dining. From approximately MXN 8,000 per couple per night all-inclusive as of 2026.
Rosewood Mayakoba is technically 15 minutes north of Playa del Carmen in the Mayakoba ecological reserve - room access by electric boat through jungle canals, a private beach lagoon, and multiple fine-dining restaurants. One of the finest hotel experiences in Mexico. From approximately MXN 18,000 per night as of 2026.
UNICO 20°87° Hotel Riviera Maya is a relatively new adults-only all-inclusive near Mayakoba - a strong alternative to Rosewood at a lower price point. From approximately MXN 10,000 per couple per night.
Transport Tips
From Cancun International Airport: ADO bus direct to Playa del Carmen runs from both terminals - approximately MXN 230, journey time 60–75 minutes. Shared shuttles cost approximately MXN 250–350 per person. Private taxi or transfer runs approximately MXN 900–1,300.
Within Playa del Carmen: The town is almost entirely walkable for anything north of Playacar and south of Calle 50 Norte. Taxis are metered and reasonable - MXN 50–80 for most in-town journeys. The ADO bus station at the north end of 5th Avenue connects to Cancun, Tulum, Chichén Itzá, and Mérida. Collectivo minivans to Tulum (MXN 55–70) and Puerto Morelos depart from Calle 2 Norte near 5th Avenue.
Ferry to Cozumel: The Ultramar and Winjet ferries depart from the ferry pier at Calle 1 Sur, a short walk from most hotels. Journey time approximately 45 minutes, cost approximately MXN 280–320 round trip as of 2026.
Booking Tips
Book 3–4 months ahead for the December–January period and March Spring Break. The best boutique rooms on 5th Avenue sell out early for these windows - especially Hotel Lunata and Mahekal. May and October often offer the best hotel value: warm sea, minimal crowds, and rates 25–35% below peak. Most boutiques in the central zone do not include breakfast in their published rates, though many will negotiate - ask at booking.

5th Avenue North (mid-range): Indigo Hotel (adults-only, from approximately MXN 2,500/night) has a rooftop pool and design-led rooms close to the beach. Be Playa Hotel (from approximately MXN 2,000/night) is a smaller property with good service. Hotel Blue Parrot (from approximately MXN 2,800/night) has direct beach access and a popular beach bar.
5th Avenue Central (budget): Hostel Playa (from approximately MXN 400/night dorms, MXN 950/night privates) is one of the better-reviewed hostels on the Quinta strip. Jungle Hostel (from approximately MXN 350/night dorms) has a small pool and social atmosphere.
5th Avenue Central (mid-range): Hotel Bric (from approximately MXN 2,200/night) is a well-positioned boutique directly on 5th Avenue with a rooftop terrace. Aldea Thai (from approximately MXN 3,500/night) has bungalow-style accommodation in a garden setting, one block from the beach. La Tortuga Hotel & Spa (from approximately MXN 2,600/night) occupies a quiet garden property close to the ferry terminal.
Playacar (mid-range to luxury): Iberostar Selection Paraíso Maya (from approximately MXN 4,500/night, all-inclusive) is a large family-oriented property with a strong beach and kids’ club. Banyan Tree Mayakoba (from approximately MXN 9,000/night) is at the top end of the corridor.
